The 138-room 4-star hotel is situated in the Al Sulimaniyaih District in Jeddah a few blocks south of King Abdullah Street and occupies 21,373m² of built up area.

The core guiding principle of the design is to provide premium views of the streetscape while keeping the rooms naturally shaded. To achieve this, all the facades are carved inwards on all four sides to create more surface area and better view corridors. The resultant open plaza spaces at the ground floor are then covered to provide shade and render them useable.
Transparency of the façade varies in accordance to the designated view corridors resulting in some areas being fully glazed while others are opaque.
